- Over 90% of buyers begin their search on the MLS/SIA sites, where the properties of all Realtors holding a certificate issued by the Association des courtiers et agents immobiliers du Québec (ACAIQ) are listed.

- To be accompanied by a real estate agent is an advantage for you since informed buyers will themselves be accompanied by a Realtor. Why? They know that their services are free and are guaranteed in quality and safety of the work done because they will have the legal protection of the real estate brokerage compensation fund in case of problems. - You must be available at all times to respond to telephone inquiries and visit requests, weekdays or weekends. Therefore, having an agent is useful, especially when you realize that 80% of calls ... are from agents themselves!

- The financing, qualification of the buyer, terms of sale and certain legal aspects are often problematic. What will you do if the buyer does not want to buy anymore? If he/she wants to make the purchase of your home contingent on selling his/hers? Not to mention that omitting details of any kind can lead to the cancellation of the transaction, to claims, or lawsuits.

Here is what I offer...

- A signed contract for a maximum of 6 months including a monthly report evaluating your marketing strategy, followed by new strategic advertising methods.

- Presentation of the content of advertising, the media to be used to convey it, the advertising schedule and control tools to assess the effectiveness of the campaign.

- Visit by a specialist certified in home staging to analyze, room by room, the strengths and weaknesses of your property and then prepare an analysis report that will be given to you thereafter.

- You will have a national advertising visibility on MLS, on about twenty recognized sites (kijiji, lesPAC, Merkado, etc..), and in print (Journal de Montréal, newspaper of the district, etc..).

- You will not be alone, I will deal with all the calls, I will be present during visits to handle the objections and comments on your property and most importantly, to justify the asking price and what concessions can be done.

Remember that you are not selling a sweeper but one of the biggest investments of your life! Avoid: wasted time, frustration, and the complexity of legal documents. I will take care of EVERYTHING ... but especially of YOU!
